The former Ermanos Bar and Portal Cocktails spot along historic North Fourth Avenue is undergoing a transformation.
Sihota LLC, operators of NEX Restaurant and Bar, leased the 3,191-square-foot bar and restaurant to open a “modern eatery.†It also will include Afterlife, a cyberpunk-inspired speakeasy, at the rear portion of building at 220 N. Fourth Ave.
 
        Afterlife will be a cyberpunk-inspired speakeasy in the North Fourth Avenue space formerly occupied by Ermanos.
The space is an airship-like, parametrically curved space which was designed by Tucson architects Rob Paulus and Kenneth Lowe.
Joey Castillo, with Volk Co., represented the landlord, Trophy Block LLC.
Ermanos closed earlier this year after 10 years and the new place is expected to open in early 2026.

        The space once occupied by Ermanos, which operated on North Fourth Avenue for about a decade, is getting a makeover and will include a speakeasy.

- Basileus Capital LLC bought a 5,867-square-foot industrial building at 3231 E. 46th St. from Xtremeone LLC for $650,000. Paul Hooker, with Picor, represented the seller and Susan McCall, with Commercial Property Connect LLC, represented the buyer.
- and LLC leased 4,993 square feet of office space at 3124 N. Swan Road from BCPT Properties LLC. Aaron LaPrise and Thomas J. Nieman, with Picor, and CJ Huang, with Equity LLC, handled the lease.
- leased 3,700 square feet at 2001 W. Orange Grove Road from SPE Desert Life Mob LLC. David Montijo, with CBRE, represented the landlord and Kyle Stickles, with Picor, represented the tenant.
- leased 2,434 square feet at 7070 N. Oracle Road from Arizona Meyer Properties LLC. Bruce Suppes, with CBRE, represented the landlord and Frank Arrotta, with Larsen Baker, represented the tenant.
